History of the building
This historic building, located in the heart of the Kouřim Heritage Zone, was originally constructed in 1878 as a public school and expanded with an additional floor in 1909. For decades, it served educational purposes. After operations ceased, however, the property gradually deteriorated and remained unused for an extended period, leading to a state of structural disrepair. Ceilings began to collapse, and the roof structures were compromised. Due to prolonged neglect, the building—situated in a historically valuable location—reached a critical condition and was offered for sale through foreclosure auction in 2014.
Our contribution
Following the acquisition of the distressed property, we participated in the preparation of comprehensive project documentation for a building permit (DSP), proposing the conversion of the historic structure into a Community Residence for Seniors. The project study addressed essential structural stabilization and redefined the building’s functional use. The proposal envisioned 22 residential units for seniors across four above-ground floors, complemented by commercial premises on the ground floor. A key element of our work was the design of a sensitive restoration of the historic façade, fully aligned with heritage preservation requirements. After completing this comprehensive and detailed development concept and establishing a clear vision for the revitalization of the property, we sold the entire project — including the building and the full building-permit documentation — to another investor. This marked the successful conclusion of the development phase, transforming a neglected ruin into a fully prepared project ready for implementation.
